Long Term Resident (LTR) Visa

Thailand offers four distinct categories under its LTR Visa scheme: Highly Skilled Professional, Wealthy Global Citizens, Wealthy Pensioner, and Work from Thailand (Digital Nomads). While sharing common eligibility and basic requirements, each category has its unique qualifications.

Eligibility Requirements for All Categories

  • Completed LTR Visa application
  • Visa Fee of THB 50,000 (approximately USD 1,500)
  • Health insurance with at least USD 50,000 coverage for inpatient treatment or social security benefits covering inpatient and/or outpatient treatment in Thailand Alternatively, maintain a USD $100,000 deposit for at least 12 months, or ensure the current coverage is valid for the first 10 months upon arrival
  • Multiple re-entry permits
  • Fast Track Service at international airports
  • Ability to work in Thailand with a digital work permit
  • Reporting to Immigration every 1 year instead of 90 days
  • Immigration and work permit facilitation services at One Stop Service Center for Visa and Work Permit
  • Potential access to healthcare, education, and the ability to open a bank account

Basic Requirements for All Categories

  • Copy of current passport with at least 6 months validity and at least 2 blank pages
  • Clear passport size photograph
  • Evidence of income (bank statements, tax returns, pension statements, etc.)
  • Evidence of employment or proof of retirement/pension
  • Proof of investment in Thai property or other investment options (if applicable)
  • Evidence of health insurance coverage or social security benefits
  • Verification letter regarding no criminal record from the applicant’s country of nationality or residence (to be requested on a case-by-case basis)
  • Work Permit (if applying for one): Employment certificate or contract and copy of current work permit (if applicable)

  • 10-Year Renewable Visa: Divided into two 5-year terms, extendable for an added 5 years.
  • Tax exemption on foreign earnings for stays longer than 180 days.

  • Exemption from the 4-to-1 Thai-to-foreigner employment ratio.
  • Fast Track Service at international airports.
  • Ability to work in Thailand with a digital work permit.
  • Annual reporting to Immigration instead of every 90 days.
  • Immigration and work permit facilitation services at One Stop Service Center for Visa and Work Permit.

Required Personal Documents

  • Curriculum Vitae (CV) showing your expertise, educational and professional background related to the work assignment or position in a company (English or Thai language only)
  • Individual income tax returns such as PND 90/91, BIR60, form 1040, SA100, T1 general etc. showing income of no less than 80,000 or 40,000 USD per year in the past 2 years (must be in or a notarized translation into English or Thai language only)
  • Form TM 47 – uploaded as a separate scanned file The TM 47 form is the notification of staying in the Kingdom for over 90 days
  • Form TM 6 – uploaded as a separate scanned file The TM 6 card is the Thailand arrival and departure card (only applicable to those who entered Thailand before July 1st, 2022, or entered through the immigration control at land border checkpoints and have received TM 6 card)

Wealthy Pensioner

  • Specifically tailored for individuals aged 50 and older who are retirees
  • Targets retirees with a steady pension income
  • Minimum yearly income of at least USD 80,000
  • Alternatively, if yearly income falls below USD 80,000 but is not less than USD 40,000, applicants can qualify by investing a minimum of USD 250,000 in Thai government bonds, foreign direct investment, Thai property, or a combination of these
  • Health insurance with at least USD 50,000 coverage for inpatient treatment or social security benefits covering inpatient and/or outpatient treatment in Thailand Alternatively, maintain a USD $100,000 deposit for at least 12 months
  • Copy of evidence showing valid social security benefits that insure hospitalization and treatment in Thailand

Evidence of Investment

  • Copy of Thai Government Bond in the applicant’s name.
  • Shareholder list with the applicant’s name (not more than 3 months old).
  • Securities Business License from The Securities and Exchange Commission (if investing in a Venture Company).
  • Copy of certificate of ownership of Apartment in applicant’s name.
  • Copy of the sale and purchase agreement of the condominium unit made by the Applicant and the project owner/company.

Evidence of Income

  • Evidence showing the incomes in the current year (e.g., pension).

Additional Benefits

  • Reduced reporting to Immigration, once a year instead of every 90 days

Retirement Visa

Key individual requirements for each category

Highly Skilled Professional

  • Geared towards experts in targeted industries
  • Minimum personal income of USD 80,000 annually over the past two years, or income not less than USD 40,000 per year during the same period or prior to retirement
  • Hold a Masters degree or higher in science, technology, or a relevant field to the job role
  • Possess at least five years of work experience within the last decade in targeted industries
  • Provide evidence of achievements, including research projects, publications, intellectual property, awards, or certificates of professional qualification related to the job role
  • Health insurance with at least USD 50,000 inpatient coverage or possess social security benefits covering inpatient and/or outpatient treatment in Thailand
  • Alternatively, applicants can deposit USD 100,000 or its equivalent in a Thai or foreign account for at least 12 months

Non-Immigrant Visa O-X: Apply at the Royal Thai Embassy/Consulate-General in the applicant’s country of origin or permanent residence.

Wealthy Global Citizens

  • Designed for individuals aged 50 and older with significant assets and income
  • Have assets worth at least USD 1 million
  • Personal income of USD 80,000 annually for the past 2 years
  • Health insurance with at least USD 50,000 coverage for inpatient treatment or social security benefits covering inpatient and/or outpatient treatment in Thailand Alternatively, maintain a USD $100,000 deposit for at least 12 months
  • Invest USD 500,000 in Thai property or alternative investment options
  • Financial evidence showing a deposit of no less than 100,000 USD in a bank account held for no less than 12 months at the time of application.

Evidence of Investment, Income, and Global Asset

  • Copy of Thai Government Bond in the applicant’s name.
  • Shareholder list with the applicant’s name as a shareholder (not more than 3 months old).
  • Portfolio statement in the last 12 months issued by brokerage companies.
  • Evidence of investment in a venture capital company or private equity trust registered by the Securities and Exchange Commission.
  • Copy of the certificate of ownership of the apartment/condominium in the applicant’s name (Or.Chor 2, not more than 3 months old).
  • Copy of the sale and purchase agreement of the condominium unit.
  • Evidence of income tax payment or annual personal income tax return showing income of no less than 80,000 USD per year in the past 2 years.
  • Financial evidence showing income, e.g., pay slip.

Evidence of Global Asset

Evidence of assets ownership with the value amount to declaration.

Work From Thailand (Digital Nomads)

Evidence of assets ownership with the value amount to declaration.

  • Targets professionals, freelancers, and remote workers
  • Minimum annual income of $80,000 for the past two years, or evidence of a master’s degree or above with income not less than $40,000 in the past two years
  • Own intellectual property
  • Receiving Series A funding
  • Current employer must be a public company on a Stock Exchange or private company in operation for at least three years with combined revenue of at least $150M in the last three years
  • Five years of relevant work experience in the relevant fields of the current employment over the past 10 years
  • Health insurance with at least $50,000 US coverage or Social Security benefits ensuring treatment in Thailand
  • Alternatively, must have at least $100,000 in a bank account held for at least 12 months at the time of application

Proof of Requirement Documents:

  • Updated Curriculum Vitae (CV).
  • Evidence of university certificate (Master’s degree or above, if applicable).
  • Evidence of intellectual property ownership (if applicable).
  • Evidence of employment contract (including details like position, contract term, and income).
  • Financial evidence showing the current year’s income (e.g., bank statement).
  • Audited corporate annual financial statements from the past 3 years (if applicable).
  • Letter of verification from your country of nationality/residence regarding no criminal record (may be requested on a case-by-case basis, not older than 3 months).
  • Annual personal income tax return showing income of at least $80,000 or $40,000 per year in the past 2 years.
  • Evidence of previous employment in the related field for at least 5 years in the past 10 years (e.g., copy of letter from previous company).

Other Important Information for All Categories

 Income Definition

 Personal income under the Long-Term Renewable (LTR) Visa is defined as “unearned income such as a pension, rental, stock/share, dividend, etc.” Earned income (salary) will not be considered eligible income for LTR.

 Verification Letter

 A Verification Letter is requested on a case-by-case basis. The letter is issued from the country of his or her nationality or residence stating that the applicant has no criminal record (not older than 3 months), or a Thai police certificate issued by police clearance certificate center, special branch, royal Thai police. (if you wish to submit this document later (however must submit before qualification endorsement process), please upload a signed form, document request acknowledgement form for LTR application.
